Subdivisions

 

Coleman & Associates has prepared a multitude of Subdivision Plats for several different municipalities.  Although the basic requirements are the same, development in different municipalities encompass several code specific provisions. Our Planning Department will consider and apply these municipal specifications. We work to serve the developer guidelines in order to design subdivisions that meet the City ordinances and requirements without compromising the concept of the development.

Concept and Design

During the concept and design phase of the project the lot size and placement of roads is determined. In some municipalities the lot size is restricted by the zoning of the property and a zoning change may be required. Once the general layout of the subdivision is created and reviewed with the developer, a final concept design is completed.

Submission for Approval

In this phase of the development, the Planning Department of the municipality is contacted for a pre-design meeting. The Concept design is then presented to the planning department. If there are any issues in the prospective development they may be discussed with the Planning Department in order to come up with feasible solutions to any issues the development faces, such as rezoning or ordinance variance requests. Some municipalities require Preliminary Plats to be completed before the Final Platting. This is most common with subdivisions that have multiple phases. Once the Preliminary Plat is completed and approved by the municipality, the Final Plat or Final Plat for the first phase can then be submitted for approval.

Execution

After the Preliminary and Final Plats have been approved by the municipality, the Final Plat will be filed of record. This will require a filing fee and tax certificates from the city and county of which the development resides. The developer or developer's designated representative will have to sign all copies of the Final Plat to be filed and the document must be notarized. After all of this is completed the county will file the Final Plat document of record. Coleman & Associates can complete these tasks efficiently with the use of our in-house Registered Professional Land Surveyor and our multiple public notaries.

Site Staking

Prior to production of the Final Plat the subdivision must be monumented. This requires that a monument at each lot corner of the subdivision is placed in the ground in the appropriate location. In most cases a 1/2 inch iron rod, 18 inches in length, driven into the ground then topped with a yellow plastic cap stamped "COLEMAN RPLS 4001" where applicable.
